Below I have broken down every aspect of my San Diego buyer services. Every client I work with receives the highest level of service, attention, and care. Each situation has a special set of circumstances and I am always flexible to your needs without ever pressuring or overwhelming you.

Preparation & Education:

  • When looking to purchase a home, I believe education is the starting point. We will first meet to discuss your home needs and wants, explore neighborhood options and strategize on how I can help you find the perfect home.
     
  • You're in good hands! I will make sure you understand market conditions, pricing trends, and what you can expect throughout the buying process.
     
  • Haven't met with a lender yet? No problem. I can recommend well-qualified lenders to complete your pre-qualification. Establishing your buying power is one of the most important things you can do prior to starting your search. You will be ready to move quickly on submitting an offer for your dream home and ensure no opportunities are missed due to lack of preparation.

Searching For / Selecting Your Home:

  • I will construct a custom search tailored to your needs that will find listed properties that match your criteria. You will received automatic updates in your e-mail, sent directly from the MLS, as often as you would like so you also see every possible listing as they come on the market.
     
  • In addition to the automated search, I search For Sale By Owner websites and am always keeping a close eye on the San Diego neighborhood(s) you prefer. 
     
  • I always do my best to be available short notice to meet you for viewings at prospective properties as soon as they are available. The current market can be very competitive and being ready to act when an opportunity arises is crucial.
     
  • I am your go-to when it comes to finding you the perfect home! As a full-service Realtor, I provide much more than just a simple Google search, though I always encourage buyers to utilize all tools available to them.

Submitting an Offer to Purchase:

  • Once we find a home, I will re-examine the current comparable sales in the immediate area to establish a fair market value on which to base the offer.
     
  • Taking this information and all other terms into consideration, I will carefully write the offer with a close attention to detail. I then go through the purchase contract with you to make sure you understand the terms and confirm that all information is accurate.
     
  • Each offer is presented as a complete package including: a pre-qualification letter from the lender, a personal cover letter written by me, a scanned copy of a deposit check (to instill trust and commitment), along with the signed & completed purchase agreement and any required disclosures. The more completely the offer is presented, the better the chance of acceptance.

Negotiations:

  • Often times a seller will submit a counter offer requesting certain terms. I can help you understand what is fair, and what to look out for. Your best interests are always in mind when negotiating any terms of the agreement.
     
  • It is not uncommon today to find out there are multiple offers on the property you have chosen. These situations require careful examination of the property and it’s unique characteristics to help you stay competitive and successfully complete the purchase without overpaying.
     
  • I value my relationship with other professionals in my industry, and as a result of that you can benefit from my personal contacts with other Realtors in the community during the negotiation process.

Inspections & Transaction Management:

  • Once escrow has been successfully opened, all necessary inspections (termite, physical, etc.) are completed as soon as possible to the client's satisfaction preventing any last minute surprises. I have trusted professionals that I work with regularly to complete the tasks thoroughly and at a fair price, or buyers may always choose their own.
     
  • I will be present for inspections and go over the reports with you and the inspector to explain everything. 
     
  • Once inspections have been completed and all terms have been negotiated and agreed upon, I will present all paperwork to you in an organized, timely manner. Real estate transactions require plenty of contracts, disclosures, and signatures and I will guide you through each step making sure you understand the purpose of each piece of paperwork.
     
  • I am in contact with the listing agent, inspectors, lender, title officers, escrow officers, and vendors throughout the whole process to make sure things are completed correctly and on time. Things can be hectic, but I will keep you informed of all happenings without making you feel overwhelmed.

Closing Escrow & Everything After:

Once we are set to close escrow, I will orchestrate the transfer of possession and delivery of keys. You will receive a prompt phone call with the confirmation of sale (and usually some champagne to celebrate!). 

After we have successfully closed escrow on your sale, you will receive digital copies of all paperwork on a CD or USB for easy storage, keeping everything organized for your own records. 

The sale is never complete until you are fully satisfied. I am available after everything is said and done if you ever have any questions or concerns.
