Initial Meeting & Establishing Value

  • First things first: we’ll meet at your home to view the property and discuss the best strategy for selling your home. Prior to the meeting, I will prepare a comprehensive plan tailored for your home to create the quickest and most profitable results.
  • I will educate you on market conditions, current pricing trends, and what to expect during the sales process from beginning through to completion.
  • I will also present you with the current market comparable properties that will be used to establish a list price for your home. Don’t worry – I take into consideration all unique characteristics that make your property special and valuable! All assessments of these attributes are based on my experience and knowledge of the current market and inventory. I view dozens of properties every week and am qualified to help establish what each feature is worth.
  • I will take a visual assessment of the property and make suggestions for repairs and updates that should be completed prior to listing the property to maximize it’s salability and ensure get you the highest return on your investment.  (You can also download my free ebook about maximizing sale price with minimal investment.) All work estimates to be approved by the seller beforehand.
  • I can recommend well-qualified service providers to complete any necessary work in a thorough and timely manner. If there’s anything I can do on my own, I take it a step above the rest by assisting you along the way whenever I can—at no additional cost to you. Expert Staging Services

Need staging? I’ve got that covered, too. Whether its a full living room set or just small touches here and there for a big impact, all staging services are included at no additional cost.

Staging a home for sale is different than decorating your own living space -- I have a thorough understanding of exactly which staging techniques produce the best results.

Professional Photography

Research shows that home buyers will make a decision within 8 seconds of seeing listing photos as to whether they are interested in a home. This leaves a very small window of opportunity to make an impactful and memorable first impression. Excellent photography is the most effective way to garner initial interest in a property and attract potential buyers.

High-quality, professional photography is used on 100% of my listings at no additional cost. Once the home is fully prepared and ready for market, I will schedule the photographer. Within 24-48 hours, the high resolution photo set is delivered and ready to be used in all marketing materials.

Comprehensive Marketing Plan

Each home is different and unique in it's own way, so while I utilize tried and true tactics for selling homes, I also take a tailored approach to marketing every listing.

  • Your property will be listed on all major advertising websites: the MLS (Multiple Listing Service – the primary database of listing information for Realtors), Realtor.com, Craigslist, my brokerage’s website  - www.TheDavidsonGroup.biz, and my personal, localized website, www.RossAnthonySD.com. The listing will also inputted accurately on all major home-finding sites such as Zillow, Trulia and Redfin.
  • Professional signage and flyer box will be installed at the property as soon as possible to garner interest and advertise the property, and it will be consistently stocked with full-page, color flyers printed on heavy card stock.
  • Your listing will be sent out to our database of over 800 of the most active real estate agents in San Diego along with my personal database of contacts. 
     
  • I send direct-mail marketing to all neighbors notifying of the home going on the market and giving them the opportunity to "choose their neighbors". Neighbors can be excellent marketers!

  • I will hold regular open houses with plenty of signage and advertising to make it worth your time.
     
  • I leverage my social media presence to bring extra exposure by creating a unique narrative for your home that tells a specific story.

Full Transaction Management

  • I employ a full-time, professional transaction manager that is in charge of making sure all paperwork is prepared on time and completely with 100% accuracy. You will receive occasional correspondence with my TC, however you are otherwise only required to deal with me and can always contact me directly with any questions throughout the process.
     
  • When offers are submitted, I will examine each contract and go through every page with you in detail. Real estate contracts can be very complex and take an experienced eye to make sure no details are overlooked.
     
  • Counter offers (if necessary) are carefully crafted to move towards a successful sale while always keeping your best interests in mind. My negotiation skills are key in determining how the rest of the sale process will unfold. 
     
  • Once inspections have been completed and all terms have been negotiated and agreed upon, I will present all paperwork to you in an organized, timely manner. Real estate transactions require plenty of contracts, disclosures and signatures and I will guide you through each step making sure you understand the purpose of each form.
     
  • I am in continuous contact with the selling agent, inspectors, lender, title officers, escrow officers, and vendors throughout the whole process to make sure things are completed correctly and on time. Things can be hectic, but I will keep you informed of all happenings without making you feel overwhelmed.

Closing Escrow & Everything After:

Once we are set to close escrow, I will orchestrate the transfer of possession and delivery of keys. You will receive a prompt phone call with the confirmation of sale (and usually some champagne to celebrate!). 

After we have successfully closed escrow on your sale, you will receive digital files of all paperwork and important documents on a CD or USB for easy storage, keeping everything organized for easy access.

The sale is never complete until you are fully satisfied. I am available after everything is said and done if you ever have any questions or concerns.
